“Our Legal Charges for a standard sale and purchase begin at £500.00 plus VAT and disbursements for each transaction.

For a property within Rochdale Council, the Local Search Fee is £158.00 and the Coal Mining Report Fee is £47.90.

A Land Registry Registration Fee is also payable based upon the purchase price of the property.

Stamp Duty may also be payable on the purchase price.

More expensive properties will attract a higher Legal Charge, and this would be agreed with you at the beginning of the transaction. We would also confirm to you the exact Land Registry Registration Fee and Stamp Duty payable.

Should a transaction prove to be unusually complex, we reserve the right to increase our Legal Charges with your agreement during the process.

For Probate work, we will agree our Legal Charges with you. An approximate guide is 1.5% of the value of the estate plus VAT subject to a minimum charge of £650.00 plus VAT.”
